Apartment Community edges out competition with fresh awnings

The Challenge:The competition among apartment communities for good tenants is always stiff. That’s why managers of established communities, such as Cordova Creek Apartments at the corner of North Germantown Parkway and Cordova Road, are constantly comparing their complexes to neighboring properties.
This year, when its competitors were cutting back on property improvements, Cordova Creek Apartments, a Sentinel Real Estate community, bucked the trend and decided it was time for a facelift.

The Solution: The “refresh” plan included new lighting, vinyl, and paint. By far the most dramatic change was achieved with new awning covers. The plan preserved the existing awning frames on the townhomes and second-floor apartments, but replaced faded striped and scalloped-edged fabric with solid black, straight-edged awnings with box pleats.
“The transformation Parasol Awnings achieved with the property is really amazing,” said Amanda Bohoric, property manager. “Everywhere you look in the complex, you see a community that looks up-to-date and contemporary. Our residents are really pleased with it.”
Amanda has reason to celebrate. The previous awnings were replaced only on an as-needed basis, so some were very old and a few were new. This is the first time all the awnings on the property have new fabric at the same time.
In addition to keeping valued tenants happy, the new awnings and other improvements are helping to attract new renters. “We’re in a high traffic location, and our community looks very different now from the street. I think it generates a lot more interest and many more people are asking for information.”
Parasol Awnings was awarded the project in a competitive bid. Although the company has provided awnings to several of the Sentinel sister properties, it always competes with other bidders.
Amanda says she was happy that Parasol’s bid was the lowest because she knew from working at other properties that the company would do an excellent job.
“With Parasol we know it’s going to be right and there are not going to be any problems before, during and after,” said Amanda. “In this case they still had our awnings measurements on file so it was really easy.
